Marsa Al Saadiyat is a landmark waterfront master development by Aldar Properties, located on Saadiyat Island, Abu Dhabi, UAE. Formerly known as Saadiyat Marina District, the project was officially launched on 22 July 2026 and represents the final chapter of Saadiyat Island’s masterplan. The large-scale development spans approximately 6.4 million sq. m. along 8 km of coastline, combining luxury residences, hospitality, retail, leisure and cultural experiences. The residential offering includes 179 luxury 4-, 5- and 6-bedroom villas, with prices starting from approximately AED 12.9 million, alongside a reported 50/50 payment plan and 5% booking payment. Aldar describes the master development as having an AED 100 billion gross development value, with launches commencing in H2 2026.
